To grow sustainably, we maximise revenues, carefully control costs and keep housing stock in good condition and continuously occupied. Underpinning all of these factors is our operational strategy:

  • Governance
    Our board understands the care, local government and housing environments in which we operate - members have a background in these sectors. The board steers us towards the best outcomes for tenants and stakeholders.
  • Co-regulation
    We have developed a structure that enables tenants and service users to be included in decision-making to guide the strategic direction of the group and hold decision makers to account. Find out more.
  • Human resources and organisational development
    We employ 1170 people and recognise that a well-motivated and trained workforce is critical to our success. Our "Skills for the Future" project is an approach to talent management that aims to improve our business values and achieve operational goals.
  • Growth and business development
    emh homes is our Registered Provider with the largest number of homes – around 20,000 – in the East Midlands. We plan to retain and strengthen our market share and we are in a position to expand to other locations where there is a need for social housing.
  • Value for money
    We are committed to being an effective and efficient social business, achieving value for money (VfM) in all our activity. This includes the involvement of customers in shaping services and scrutinising how their rent is spent, performance management and benchmarking, effective financial management, and efficient procurement.
