Operational goals

England needs 340,000 new homes – including 145,000 affordable homes – until 2031, to meet current demand. This includes 90,000 for social rent and 25,000 for shared ownership.

To grow sustainably, we maximise revenues, carefully control costs, and keep our homes in good condition and continuously let. Underpinning all of these factors is our operational strategy:

  • Governance
Our board understands the care, local government and housing environments in which we operate - members have a background in these sectors. The board steers us towards the best outcomes for tenants and stakeholders.

  • Co-regulation
We have developed a structure that enables tenants and service users to be included in decision-making to guide the strategic direction of the group and hold decision makers to account. Find out more.

  • People in emh
emh is all about people, our customers, service users and colleagues. Our focus for colleagues is to encourage and support both their professional and personal development and lifelong learning. emh homes is our registered provider with the largest number of homes – around 20,000 – in the East Midlands. We plan to retain and strengthen our market share and are in a position to expand to other locations where there is a need for social housing.

  • Value for money
We are committed to being an effective and efficient social business, achieving value for money (VfM) in all our activity. This includes the involvement of customers in shaping services and scrutinising how their rent is spent, as well as looking at performance management and benchmarking, effective financial management and efficient procurement.

  • Environmental, social and governance (ESG)
We are committed to ensuring that our Environmental, Social and Governance (ESG) credentials are aligned with our mission, vision and values.
